Gros Ventre North / West – Bar Y Estates
Located three miles west of the town of Jackson on Highway 22 is the westerly-most of the two Gros Ventre Buttes. The aptly-named West Gros Ventre Butte is home to the developments of Gros Ventres North and Gros Ventre West. These development capitalize on the nearly 400 foot elevation gain afforded by butte to offer some of the most spectacular elevated views of the Teton Range in the valley. Looking to the west, these views are over the Walton Ranch, an approximately 1,800 acre parcel of land that has been preserved in perpetuity through a conservation easement. Views from the east side of the butte are better suited to see the distant undulations of Yellowstone National Park (rather than the Teton Range), but are also over conservation-protected land, with portions of the former Hansen Ranch being under easement. Lots in these developments typically range in size from 4 to 11 acres. However, due to their being sloped, additional acreage is typically most useful in simply providing additional seclusion. Home values in this neighborhood start at approximately $2,000,000 and have exceeded $7,000,000. Teton County allows for a maximum of 8,000 square feet of above-grade habitable area. However, by taking advantage of the sloped topography of many of the lots, some homes have legally created living area in excess of this number. Bar Y Estates is located at the south end of West Gros Ventre Butte. This development was platted in 1976 and was the precursor to the development with which it shares the butte (Gros Ventre North and Gros Ventre West). However, whereas those developments are largely comprised of luxury homes with prices in excess of $2,000,000, Bar Y Estates is typified by smaller homes with prices less than $2,000,000. This is especially true at the lower elevations of the butte.
