Being surrounded by lands protected in perpetuity by conservation easement is an attribute that would be more likely to be associated with a remote corner of Teton County. However, Skyline Ranch has just that amenity and is located approximately 2 miles west of the incorporated limits of Jackson. Skyline Ranch is effectively allocated into two price stratifications, with the “lower loop” being comprised of lots ranging in approximate size from .5 to 1.5 acres and the “upper ridge” having lots in the 3-4 acre range that offer elevated views ranging from the Cache Creek Drainage to the Tetons themselves. With their proximity to Jackson, medium lot size and inclusion in the Wilson School District, the smaller homes located on the lower loop have the potential to provide some of the best values in Teton County, with single-family home sales as low as the $450,000 range since late 2012. Upper ridge properties more frequently command sale prices between $1,500,000 and $2,500,000, with sales prices in excess of $5,000,000 having been noted.
